
Senior Independent Living Addendum
Preamble
This Senior Independent Living Addendum (“Addendum”) supplements the Anchor Home360 Preventive Home Oversight Service Agreement (“Agreement”) and applies when the serviced property is occupied by a senior or aging individual (“Resident”), whether the Client is the Resident or a third party (including an adult child). If there is a conflict, this Addendum controls for senior-occupied residences.
1. Property-Only Services
Services under the Agreement relate solely to observable conditions of the property. Reports, photos, and summaries address the home and do not evaluate, assess, or monitor the Resident.
2. No Caregiving / No Welfare Checks
Anchor Home360 is not a caregiver and does not provide:
• Welfare or wellness checks
• Personal safety monitoring
• Medication reminders or health-related assistance
• Transportation or personal support services
• Emergency response services
• Aging-in-place assessments or certifications
Client agrees not to rely on Anchor Home360 for any personal wellbeing determination or safety supervision.
3. No Duty of Care to Resident
Client acknowledges and agrees that Anchor Home360 assumes no duty of care toward the Resident. Anchor Home360 does not undertake to prevent personal injury, illness, or harm, and does not monitor whether the Resident is present, responsive, or safe.
4. Third-Party Clients (Adult Children / Representatives)
If the Client is a third party, Client acknowledges that communications are limited to property-related observations only. Client is responsible for arranging any caregiving, wellness, or emergency-response services through appropriately licensed providers.
5. Emergency Situations
Anchor Home360 does not provide emergency services and has no obligation to identify, respond to, or report emergencies. If an Anchor Home360 representative happens to observe a clear and immediate threat to the property (e.g., active water intrusion) during a scheduled visit, Anchor Home360 may attempt to notify the Client using the contact information on file; however, any such notification is a courtesy and not a guarantee, obligation, or monitoring service.
6. Ancillary Tasks
Where the plan includes limited ancillary tasks (filters/batteries/salt), those tasks are provided as a convenience and do not constitute a safety certification, code compliance verification, or confirmation that alarms, HVAC systems, or other components are functional or sufficient for the Resident’s needs.
