
Service Agreement
Overview
This Preventive Home Oversight Service Agreement (“Agreement”) is entered into between Anchor Home360 Services, LLC (“Anchor Home360,” “Company,” “we,” or “us”) and the undersigned homeowner or authorized representative (“Client”).
By enrolling in services, Client acknowledges and agrees to the terms set forth below.
1. Purpose of Services
Anchor Home360 provides preventive, non-invasive home oversight services on a subscription basis. Services are designed to provide scheduled visual observation of readily accessible areas of a residential property and limited, expressly defined ancillary tasks when included in the Client’s selected service plan.
Services are intended to help identify visible conditions that may warrant homeowner attention or professional evaluation, and to reduce the likelihood of minor, visible issues going unnoticed. Services are informational only and do not prevent, predict, or eliminate the possibility of property damage or system failure.
2. Scope of Services
A. Core Oversight Services
Core services may include:
• Visual observation of accessible interior and exterior areas
• Identification of visible moisture, leaks, general wear, or obvious abnormalities
• Photo documentation of notable observations
• Written visit summaries using standardized observation categories
All observations reflect conditions at the time of the visit only.
B. Limited Ancillary Tasks (If Included in Plan)
When expressly included in the Client’s selected service plan, Anchor Home360 may perform only the following limited, non-technical tasks, solely as a convenience:
• Replacement of HVAC air filters using Client-provided or pre-approved filters
• Replacement of smoke detector and/or carbon monoxide detector batteries
• Refill of water softener salt into existing brine tanks
These tasks:
• Are not repairs, maintenance services, or inspections
• Are not diagnostic or corrective in nature
• Do not verify system functionality, safety, calibration, or compliance
• Do not constitute a warranty or assurance of performance or condition
Anchor Home360 does not test systems, verify proper operation, or assume responsibility for performance or failure of any system or component before or after performing these tasks.
Performance or non-performance of any limited ancillary task shall not be relied upon as evidence of property safety, system integrity, habitability, or compliance.
3. Services Not Provided
Anchor Home360 does not provide:
• Repairs or corrective work
• Licensed inspections of any kind
• Plumbing, electrical, HVAC, gas, or mechanical services
• Appliance repair or servicing
• Roof, structural, foundation, or environmental inspections
• Mold testing or remediation
• Code compliance evaluations or certifications
• Emergency, on-demand, or real-time monitoring services
• Guarantees of identifying hidden, latent, intermittent, or developing defects
4. No Inspection / No Professional Judgment / No Warranty
The absence of reported issues does not guarantee that no issues exist. Conditions may not be visible, may develop between visits, or may occur without observable warning signs.
Anchor Home360 has no duty to discover or prevent latent defects, future failures, or damages.
5. No Guarantee of Issue Detection

6. Service Plans & Scheduling
Services are provided on a subscription basis according to the selected plan (e.g., monthly or quarterly visits). Visits occur only during scheduled service windows.
Plan descriptions are descriptive only and do not create service level guarantees, response-time commitments, or monitoring obligations.
7. Access & Client Responsibilities
Client agrees to:
• Provide safe, lawful access to the property
• Ensure utilities are active during scheduled visits
• Secure pets and disclose known hazards
Anchor Home360 may suspend or terminate services if conditions are unsafe or access is not available. Missed visits due to access issues may not be refunded.
8. Third-Party Providers
At Client’s request, Anchor Home360 may provide referrals or assist with coordination of third-party service providers. Anchor Home360 does not supervise, direct, guarantee, or assume responsibility for third-party services, pricing, availability, or outcomes.
9. Reporting
All reports, photos, and summaries are provided for informational purposes only and do not constitute professional opinions, certifications, or assurances.
10. Billing, Changes & Cancellation
Subscription fees are billed in advance. Plan changes must be requested in writing and take effect in the next billing cycle.
Client may cancel with written notice prior to the next billing period. Anchor Home360 may terminate services for non-payment, unsafe conditions, or repeated access issues.
11. Limitation of Liability
To the fullest extent permitted by law, Anchor Home360’s total liability for any claim arising under this Agreement shall be limited to the fees paid for the most recent service period.
Anchor Home360 shall not be liable for indirect, incidental, consequential, or special damages.
12. Indemnification
Client agrees to indemnify and hold harmless Anchor Home360 from claims arising from:
• Property conditions
• Pre-existing defects
• Failure to act on reported observations
• Acts or omissions of third parties
13. No Emergency Services
Anchor Home360 does not provide emergency response, security services, or real-time monitoring. In an emergency, Client is responsible for contacting appropriate emergency services.
14. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Texas.
15. Entire Agreement
This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements or representations.
Client Acknowledgment
By enrolling in Anchor Home360 services, Client acknowledges that they have read, understand, and agree to this Agreement.
